Selling a house is a far from simple process where you need professional help. The legal requirements are complex and without the assistance of an experienced Realtor®, you could be risking considerable expense as a result of law-suits related to the requirements for full disclosure, regardless of whether or not you are aware of them at the time of sale. Similarly, it is essential that the multitude of documents related to the transaction are completed correctly, so that you are protected from future liability following close of escrow.

If, at any time prior to a home sale being agreed, you feel that I am failing to provide the services I promise, you are free to cancel the listing without any cost to you.

When you retain me as your Real Estate Listing Agent, you can be assured that I will be looking after your best interests from Day 1. Listed below are just some of the many activities I carry out in getting your house sold.

Home Pricing Recommendation: Having considered the detailed “Competitive Market Analysis” I prepare for you, we will determine the price point at which I believe it would be appropriate to list your home for sale. This is very much a collaborative effort between us, with the final decision, of course, resting with you.

Home Improvements: I will suggest any cost-effective improvements that I think could be worth carrying out prior to placing your home for sale. These could include paint, carpet, landscaping and more. I will coordinate any work with contractors as appropriate and I can introduce you to a wide range of trades people who I have worked with in the past.

Professional Presentation: I will have your home “staged” as appropriate, so that potential buyers can see it in it’s best light. This could include “de-cluttering”, removing valuable or personal items, the addition of carefully chosen accessories, even re-arranging your furniture.

Multiple Listing Service (MLS): I will place your home on the Contra Costa / Alameda Multiple Listing Service (MLS), which is searchable by all agents looking for listings in your area. This includes multiple full color photographs and a Virtual Video Tour.

Internet Marketing: I will place your home on the Kane & Associates website at kaneand associatesrealtors.com and my own web site at www.Move2Alameda.com as well as Realtor.com (as a “Featured Listing”), Yahoo Real Estate, Trulia, Craig’s List and over 30 other other websites approved by the Contra Costa Association of Realtors.

A Dedicated Web Site: Your home will have its own web site with its own address (like www.1234MainStreet.com) and the For Sale sign will have a rider with that address on it. When prospective buyers go to that site, they can get detailed information, a location map, interior and exterior photos, schools and community information and also view a full Video Tour (see below).

Home Video Tours: Slide shows (so called “Virtual Tours”) just don’t cut it any more. When I list your home for sale I will produce a Video Tour of your home – a true video “walk through” that helps potential buyers to see how your home flows, how the rooms relate to each other in your floor plan. Nothing else conveys this like a Video Tour.

Email Marketing: I will email a “Virtual Brochure” to my database of over 200 real estate agents that actively work with buyers in the East Bay as well as to all Kane & Associates agents throughout the company.

Direct Mail: I will send out at least 200 “Just Listed” postcards to targeted addresses identified as being homes where prospective buyers are likely to live.

Brochures: I will have high quality, double-sided full color brochures produced with multiple photos and lots of informative detail.

Signage: I will have a heavy duty post style For Sale sign erected within a day of the home being listed for sale (subject to any restrictions of Home Owners Associations etc.). This will have my direct phone number so that potential buyers will only speak to me, not some other person in the office who would be unfamiliar with your home.

Lock Box: I will install a lock box on your home so that agents can preview and show your home to potential buyers with a minimum of inconvenience to you.

Broker’s Tour: I will hold a catered Open House for other real estate agents in the area on the first Broker’s Tour after the home is listed for sale.

Open Houses: I will arrange for weekend Open Houses as frequently as you find convenient and these will be advertised in the local newspaper. I will issue personal invitations to the initial Open Houses to your neighbors suggesting that they tell their friends as this could be an opportunity to “Help choose your new neighbors”.

Financing: I will ensure that potential buyers are aware of the wide range of financing options available by virtue of a close relationship I have with some of the areas top brokers.

Enquiries: I will interview and fully qualify all potential buyers of your home that contact me.

Status Reports: I will provide you with regular updates on a weekly basis while the home is listed for sale. This will include a summary of showings and feedback from other agents together with details of competitive homes newly listed for sale, with price changes or with sales agreed. I will always make sure that you are kept completely up to date regarding the status of your transaction and I will always be available to discuss it with you. When you phone me, you get to talk to me, not to an assistant!

Price Negotiation: I will negotiate the terms of sale with buyer’s agents on your behalf.

Paperwork: I will work with you in the completion and review of all paperwork including Listing documentation, purchase offers, counter offers, escrow instructions, disclosures, contingency removals and the myriad of other items related to a home sale.

Transaction Coordination: I will assist in all stages of the transaction to closing including attending inspections, coordinating repairs, reviewing net-sheets and pay-off demands and ensuring that funds are transferred.

I will do everything in my power to ensure that your transaction runs smoothly and that your move is trouble-free.
